Ask anyone who ate at Barcelona Wine Bar this year whether it's part of Restaurant Month, and most will guess yes. It has the crowds, the reservation lines, the kind of buzz that usually gets a restaurant onto every downtown promotion going. It isn't on the list.
That gap is worth sitting with for a minute, because it says something about how downtown Delray is actually organized right now, not just what's on the menu.
Fifty Restaurants, One Official List
The Delray Beach Downtown Development Authority is running its 11th Annual Downtown Delray Beach Restaurant Month from September 1 through September 30, 2026. More than 50 restaurants, cafés, and fast-casual spots are participating, and the roster reads like a map of the Atlantic Avenue corridor as it has existed for years: Bourbon Steak, Le Colonial, Deck 84, Gabriella's Modern Italian, Tropical Smokehouse, Rose's Daughter, The Hampton Social, Hawkers Asian Street Food, Johnnie Brown's, and dozens more, each offering multi-course prix fixe lunch and dinner menus, happy hour specials, or café deals for the month. That list has been built over more than a decade of the DDA working with the same restaurant base, mostly east of Swinton Avenue, in buildings that have been open long enough to plan a month of discounted menus without disrupting their regular business. It's an efficient system, and it works because everyone on it has a known kitchen, known hours, and a known relationship with the DDA.
None of that describes the newest, most talked-about block in downtown Delray.
The Corner That Didn't Exist Last September
Sundy Village is the seven-acre development at the corner of Atlantic and Swinton that spent the last few years as a construction site most residents only saw through a windshield. Its first phase, roughly 30,000 square feet of retail and dining space, finally opened for restaurant buildouts, and Barcelona Wine Bar became the first tenant to actually seat guests, opening on January 17, 2026 at 22 West Atlantic Avenue.
The restaurant runs on a printed-daily menu under executive chef Javier Narváez, who came over from Barcelona's Miami location. The lineup shifts with the seasons, but croquetas de jamón y manchego, patatas bravas, boquerones, and several paellas stay in steady rotation. The wine program is unusually deep for a restaurant that's been open barely seven months, with more than 400 bottles on the list and roughly 40 poured by the glass.
By any normal measure, Barcelona is exactly the kind of restaurant a downtown promotion wants: busy, established enough to have a rhythm, and generating the sort of word of mouth that makes a promotion worth running in the first place. It's simply not part of this one, at least not in 2026.
Same Zip Code, Two Different Calendars
The absence starts to make sense once you look at what else is happening on that same corner. Sundy Village's restaurant lineup isn't finished opening. Drinking Pig BBQ, a Miami barbecue operator known for jerk-spiced brisket and Caribbean and Asian influenced sides, is targeting a September opening at the campus, the same month as Restaurant Month itself. Van Leeuwen Ice Cream and Double Knot, the Japanese izakaya concept with roots in Philadelphia and Wynwood, are both signed on without locked opening dates. Maman, the French café brand, has a lease at Sundy Village but hasn't confirmed a month either. Delray Beach Craft Brewing is set to open inside the restored Cathcart House, one of the historic Swinton Avenue cottages preserved on the site rather than demolished, and the centerpiece of the whole campus, the 1902 Sundy House, is under full restoration with completion expected by the end of 2026 or early 2027.
A promotion built on locked hours and confirmed menus doesn't have much room for a campus that's still filling in its own calendar in real time. That's the practical reason a legacy program and a still-forming development end up running on separate tracks in the same month, even a few blocks apart.

What's Actually Ready To Eat At Right Now
If you want dinner at Sundy Village tonight, Barcelona is your option, and it's a good one. Everything else is still arriving. Drinking Pig BBQ is the closest to opening, with a September target that lines up almost too neatly with Restaurant Month without actually being part of it. Van Leeuwen, Double Knot, and Maman are real commitments without real dates yet. Delray Beach Craft Brewing has a building, the restored Cathcart House, but no confirmed opening. The full campus, including the Sundy House reopening, isn't expected to be complete until late this year or early next.
None of that is a knock on the pace. Seven acres of mixed retail and dining doesn't fill in overnight, and the fact that a restaurant of Barcelona's scale could open on the west side of Swinton and immediately draw a crowd says the corner works. It just means the calendar for that corner runs on its own schedule, separate from the one the DDA publishes every fall.
The Rest Of September Didn't Pause For Any Of This
Old School Square hasn't slowed down while all this construction and buildout has been happening a few blocks away. The Free Summer Sunset Concert Series has been running at the Old School Square Amphitheatre through the season, with food and beverage vendors on site and organizers pointing guests toward the surrounding restaurants and bars just steps from the venue. Late August alone brings "Sounds of The Set" at Libby Wesley Plaza on August 27 and "Party in Paradise," a Jimmy Buffett tribute, at Old School Square on August 28.
Restaurant Month is also overlapping with Flavor South Florida this year, a countywide promotion running August 1 through September 30 with nearly 100 Palm Beach County restaurants offering their own prix fixe menus, typically ranging from $25 to $65 for multiple courses. DDA executive director Laura Simon put the timing plainly, noting that August and September are the slowest months of the year in South Florida, which is exactly why restaurants have leaned into promotions during this stretch for years running. At Gabriella's Modern Italian, which just added weekend brunch, owner Frankie Brusco is participating in both programs this year, calling it a chance to reach new customers and show off the dishes regulars already love.
Two Downtowns, One September
The practical takeaway for anyone living in Delray right now is that this month actually requires checking two different sources, not one. The Restaurant Month pass covers the corridor that's run this promotion for eleven years. For Sundy Village, the only reliable source is the restaurants themselves, since the campus hasn't caught up to the promotional machinery that governs the rest of downtown yet. That gap will close eventually, probably around the time the Sundy House reopens and the campus stops being a work in progress.
